1. Case 20CS0500060: A request for a preliminary plat known as Sonoma Ranch North Phase 5 for a property encompassing 21.86 + acres, zoned R-1a (Single-Family Medium Density)/ R-1b (Single-Family High Density), and located south of Baltic Green Ave. and east of Sage Springs Drive within the Sonoma Ranch North Master Plan. The plan proposes 78-single-family residential lots and creates 3 tracts for the purpose of utilities and drainage. The plan proposes 255-single-family residential lots, creates 9 tracts for the purpose of parks, trails, and drainage. Submitted by Sierra Norte Development, Inc., property owner. Council District 5.

2. Case 20ZO5000094: An Infill Development Proposal (IDP) application by Rahim Borhani, property owner, to permit an auto dealership on a vacant property located at 635 Juniper Avenue. The property is zoned C-1 (Commercial Low Intensity) and encompasses 0.30 + acres in size. Council District 1.
