Development Review Committee Agenda

The following agenda will be considered by the Development Review Committee (DRC) scheduled for Wednesday, September 2, 2020 at 9:00 A.M. The health, safety, and wellbeing of our residents and businesses are a top priority for City Council and the leadership in Las Cruces. Consistent with and in support of the public health order from Gov. Michelle Lujan Grisham and the New Mexico Department of Health, the meeting will be held via Zoom.

1. Case 20CS0500060 – Sonoma Ranch North Phase 5 Preliminary Plat
• A request for approval of a preliminary plat known as Sonoma Ranch North Phase 5.
• The preliminary plat proposes 78 single-family residential lots.
• The subject property encompasses 21.86 + acres and, is zoned R-1a (Single-Family Medium Density)/ R-1b (Single-Family High Density) and is located south of Baltic Green Ave. and east of Sage Springs Drive.
• Submitted by Souder, Miller and Associates, representative.

2. Case 20CS0500085 - Pueblos De Las Alamedas Subdivision, Replat No. 7 Access Deviation
• A request to deviate from the required minimum access to a commercial lot for an alternate summary subdivision known as Pueblos De Las Alamedas Replat No. 7.
• The alternate summary subdivision is dividing one lot into two lots.
• The plat has been reviewed and approved by staff; however, DRC is considering the deviation to the minimum access requirements for a commercial lot.
• City of Las Cruces Design Standards Section 32-36 (b)(2): States that Access to lots within a commercial or industrial subdivision shall be from either a dedicated and accepted improved public right-of-way or an improved access established by a 50 foot (15.24m) wide permanent private road and/or access easement. Exceptions to allow a narrower lot access may be considered by the DRC.
• The subject property encompasses 3.94 + acres, is zoned PUD (Planned Unit Development), part of the Las Alamedas Central PUD approved in 2002, and is located south of Bataan Memorial East, east of Rincondada Blvd., and north of Northrise Drive.
