"Zoning is the basic means of land use control employed by local governments in the United States today.  Zoning divides the community into districts (zones) and imposes different land use controls on each district, specifying the allowed uses of land and buildings, the intensity or density of such uses, and the bulk of buildings on the land" (Eric Damian Kelly, "Zoning," in So, Frank S. et.al., eds.  The Practice of Local Government Planning.  2nd ed., Washington DC:  International City Management Association, 1981, 251.)

The Community Development Department addresses all zoning issues for the City from initial zoning requests to special use permits. The Zoning Administrators provide a variety of services involving initial zoning, zone change requests, statements of zoning, special use permits, planned unit developments, Nonconforming Use Certificates and variances. Questions or applications to address your needs should be directed to the Zoning Administrators.  Consider the following in addressing your needs.

Zoning Requests: Application and information pertaining to how zone change requests and initial zoning are processed for review and consideration.

Special Use Permits: The application and process to receive action on a special use permit.

Variances: The application and process to request a waiver to the Zoning Code for Board of Adjustment consideration.

Statements of Zoning: The application and process to obtain an identification of the zone on your property.  You may also view the zoning of your property through Online Zoning and Property Map.

Nonconforming Use Certificate: The application and process of obtaining a certificate for a legal nonconforming use.

Zoning Fees: A fee schedule outlining all fees associated with zoning.

Variance Fees: A fee schedule outlining all fees associated with variances.

Meeting Schedules and Submittal Deadline Dates: Both Board of Adjustment and Planning and Zoning Commission meeting schedules and deadline dates are provided.
